This roomy two-story Balboa Island front unit has all the comforts of home and provides access to Newport Beach's finest attractions. Guests enter the home from the front patio or the attached two car garage at the back of the property. The front door opens to a spacious great room with a sofa, chairs, flat screen TV and fireplace. The dining area and kitchen sit across the room providing a welcoming family environment. The kitchen has every major appliance including a refrigerator/freezer, gas range and oven, microwave and dishwasher. Ample housewares are provided with the rental making meal preparation easy. The dining table sits four and there is also additional dining space at high-top stools along the kitchen counter. From the great room, there is access to a private patio with a gas BBQ (propane) and a hallway leading to the downstairs guest bedroom. The downstairs guest bedroom has a full bed, nightstand and closet. A full downstairs bathroom is located in the hallway. It has a single vanity, shower and toilet. From the downstairs hallway, guests take an interior flight of stairs to the second floor. The second floor has two bedrooms each with en-suite bathrooms. The spacious master has a king bed, TV and small sitting area with two chairs and a fireplace. The en-suite master bathroom has a double vanity, shower, soaking tub and toilet. The third bedroom has two twin beds and built-in shelving. It also has an en-suite bathroom with a vanity, toilet and shower. A full-laundry room and off-street parking in an attached garage add additional creature comforts. A queen aerobed is provided for additional sleeping in the living room. The front patio and upstairs balcony off the master bedroom provide the perfect setting for morning coffee or an evening cocktail. The property is a one and half block walk to the Balboa Island Ferry providing access to the Balboa Peninsula and many other of Newport Beach's best attractions. Restaurants, shops and a small market are also within walking distance. Subject to availability, the unit can be combined with the two bedroom back unit providing accommodations for up to fourteen guests.

Balboa Island is a quintessential southern California coastal retreat. At just over two-tenths of a square mile, the cozy community has a mix of full-time residents and vacationers who enjoy access to the beaches of the Pacific Ocean, the waters of Newport Harbor and the vibrant lifestyle of coastal Orange County. Homes sit on well-organized lots often with a front and back unit and off-street parking accessible through alleys in between streets. A concrete pedestrian boardwalk surrounds Balboa Island at just over two and half miles and Marine Ave features a mix of shops and restaurants. The entire island is walk-able and a car is not necessary with the use of ride sharing and public transportation. The Balboa Island Ferry operates daily providing access to the Balboa Peninsula which includes the Balboa Fun Zone, Balboa and Newport Piers and ocean beaches of the Pacific. As far as the house Is concerned it was beautiful very clean some snacks were provided. We were very satisfied with the house it worked perfectly for Our stay in our family and the community was super cool and it made for a great weekend. Unfortunately in the apartment above the garage was another group of people who partied hard both nights in a row and were extremely loud. The company was quick to respond and helped quiet them down but it created a weird situation.

This is our second stay We stayed for about 10 days. It is a wonderful location as well. A very comfortable stay for us. The home is clean and quiet. Having parking and some beach chairs was wonderful. Nice to go to bay and sit on the sand to get some rays and unwind watching the boats go by. The management is always so on top of things with great communication and attentiveness to our needs. Very kind and hospitable people.

The house is as described, but I wouldn't call two of the three bedrooms spacious. It's in a nice location, and well-maintained. The master bedroom upstairs is beautiful and very large. If you like to cook, you might be disappointed in the amount of pots and pans and the lack of sharp knives, etc.
