This second floor back-unit on Balboa Island offers comfort and value in the heart of Newport Beach. Guests enter the second floor apartment from an outside flight of stairs. Through the front door, they will find a spacious great room with a sectional sofa, flat screen TV and TV chest. TV service is the property is provided by DirectTV. To their right is a full-kitchen with every major appliance and ample housewares. A refrigerator/freezer, gas range and oven, built-in microwave, dishwasher and garbage disposal make meal preparation easy and convenient during extended stays. A dining table for four and two bar stools at a high-top counter sit just outside the kitchen. Next to the dining area is the entrance to the master bedroom. The master bedroom features a memory-foam cal king mattress, chest of drawers and a wall-mounted flat screen TV. An entrance to a private powder room is at the back of the master bedroom which has a sliding door entrance to the shower shared by the master bathroom and the guest bathroom. The second bedroom is on the other side of the apartment. It has a twin Serta Prestige Suite II innerspring mattress (2019), dresser and flat screen TV. The guest bedroom has a loft above the living area accessed by a small ladder. In the loft, there is also twin Serta Prestige Suite II mattress (2019), a storage closet and a queen Aerobed that can be used for additional sleeping in the great room. There is a second powder room accessible from both the guest bedroom and great room. It too has a sliding door providing access to the shower. A combination washer/dryer is in a closet off the kitchen and there is a small gas (propane) grill on a small balcony area outside the front door. The unit sits above a garage used by the front unit and a carport for use with the back-unit. Two off-street spaces are available in the tandem carport. The property is a one and half block walk to the Balboa Island Ferry providing access to the Balboa Peninsula and many other of Newport Beach's best attractions. Restaurants, shops and a small market are also within walking distance. Subject to availability, the unit can be combined with the three bedroom front unit providing accommodations for up to fourteen guests.

Balboa Island is a quintessential southern California coastal retreat. At just over two-tenths of a square mile, the cozy community has a mix of full-time residents and vacationers who enjoy access to the beaches of the Pacific Ocean, the waters of Newport Harbor and the vibrant lifestyle of coastal Orange County.
